Extension to cottage arouses opposition

Opponents say the proposed side extension at Bank Cottage in Bank Lane, which lies in green belt land, would be an "insensitive" development, out of touch with the rural setting and adjoining properties.

Stocksbridge Town Council says that the extension would create overlooking problems for neighbours, while the Bolsterstone Community Group says the changes would set a precedent for extensions in the area.

Letters of objection have also been submitted by 24 members of the public.

The planning application is similar to one which was approved in November 2007, the only differences being the addition of four "Velux-type" windows in the slope of the roof and the insertion of a "glazed stable door."

A previous application to transform Bank Cottage into a four-bedroomed house was refused in May 2007 and an appeal against that refusal was turned down the following year.

Despite the fact that the cottage is on green belt land, Sheffield Council's planners have advised that the application is granted when it is heard by councillors today.

A report set to go before today's planning board meeting says: "The main issues, apart from the size, are the impact on the character of the original house, on the open character of the green belt and the impact on the amenities of adjoining residents."

Most of the buildings there had already been altered and although there would be some impact on neighbouring properties it would not be so

great as to warrant refusal of the application.
