Homes with land in the centre of a pretty village are rare but Clive and Anna Hill hit lucky when they found their house in Tibthorpe ten years ago.

Village Farm, which is in the heart of the Wolds, has 2.5 acres of garden and paddock along with stables.

Mrs Hill says: “We had horses back then so we needed land but we didn’t want to be isolated. This house is in the middle of the village and one of the reasons I liked it is that it has no unfortunate additions. It is still a lovely square farmhouse.”

She adds: “It is surrounded by beautiful countryside. We are in the middle of the Wolds Way and there are amazing walks and bridleways on the doorstep. The riding round here is wonderful.”

The Georgian property was in need of modernisation when they bought it, so the couple have carried out an extensive renovation and have added a handmade kitchen, new bathrooms and a garden room.

The house, which is four miles from Driffield, still retains many period features and has an entrance hall with sweeping staircase, two principal reception rooms, a large dining kitchen with bespoke oak cabinets and an Aga and a Jotul log burner. The ground floor also has a utility room, cloakroom, snug with multi-fuel stove and a garden room. Upstairs, there is a master bedroom with with ensuite shower room, two further principal bedrooms, an ensuite shower room and a house bathroom. There is also a guest suite with bedroom, shower room and study.

Mr and Mrs Hill are selling to move closer to their daughter. Mrs Hill says: “We have loved our time living here.”

Philip Procter of Humberts, which is marketing the property, adds: “Village Farm lies in the heart of the village and enjoys extensive views to the south and west over its own land and towards open countryside and woodland.”
