It is classified as Grade 2 with soils described as a fine loam suitable for growing cereal and grass crops and currently supports a typical cereal rotation including Winter Wheat, Winter Barley, Vining Peas and Oilseed Rape. The land also includes one small mature woodland coppice and shelterbelt surrounding the farmstead.

The tenant has erected a 11kw wind turbine used to provide onsite power with surplus exported to the national grid.

Will Douglas from Savills’ rural agency team said: “Let investment farms have been very rare in the marketplace over the past five to ten years, with only a handful reaching the open market.

During the second half of last year the number of investment farms for sale in the North of England was higher than average. These sales were well received and generated competitive interest and bidding, demonstrating greater pent up demand than perhaps we had appreciated. High Bonwick will

be another good test for the market and I anticipate a strong response based upon recent results.”
